The price listed with the property reflects the cash sale price of the property. That is the price you will pay plus a $199 document/closing fee. You will be issued a Special Warranty Deed as soon as payment clears. We will also electronically file the deed for you with the assessor of the county that you buy property if that service is available. Otherwise it is up to the buyer to file the appropriate paperwork with the county.

Simply Put $299 down plus the $199 closing/document fee and start making payments, and there is never a penalty for paying your land off early! You will be issued a Land Contract and once the property is paid off, you will receive a Special Warranty Deed. If you decide that you can no longer afford the payments, just let us know. Once the Land Contract is signed and completed, you can begin visiting you land and even camping (check with county regarding camping restrictions). However, we do ask that you do not add any structures or place an RV on the property until it is paid in full. This allows us to remain in compliance with federal laws regarding vacant land.
While we try to provide as much information as possible regarding the properties, errors do happen. It is ultimately up to the buyer to determine such things as access, clear title, zoning, building restrictions, etc.
